Reservations

In order to ensure that there is no confusion when making a reservation, we follow a very simple booking procedure.

  • Step 1

  • Send us your Enquiry

  • Choose to either send us an email or submit your enquiry using our online form.  We will reply with an offer/answer within 24 hours. 

Our usual response time is less than 12 hours and we always respond!  If you do not receive a reply there has been a technical error in communication.  Any further questions wil be answered equally as quickly - please don't hesitate to send us your queries.

  • Step 2

  • Accept our Offer

  • If you like our offer and want to book, send us your acceptance by email.

  • Or send a binding enquiry to book now

  • Alternatively send us a binding booking enquiry using any of the Book Now links throughout the site and menu, including the one above.  With a binding enquiry, as a guest you are committing to book and your request will take priority over any other enquiry.  In order to ensure that no double bookings are taken, please allow us 24 hours to secure the apartment and confirm your booking.

When you tell us that you would like to accept our offer, or if we receive a binding enquiry, we will immediately block all reservation calendars and secure the apartment(s) for you pending receipt of a deposit payment.  You will receive confirmation by email along with information regarding the deposit payment options.

  • Step 3

  • Tell us how you want to pay

  • A deposit is payable at the time of booking and amounts to 50% of the base rental price (cost for 2 people, excluding end cleaning and local tax).  Payment can be made by IBAN, PayPal, online Credit Card or using any of the international transfer services such as TransferWise, TransferGo or Revolut. The deposit payment and options will have been outlined in our initial offer.  Let us know how you want to pay and we will send you the correct payment information by email.

  • Step 4

  • Pay the deposit

  • Send us your deposit payment and write us an email so that we know you have paid.  

A booking is not considered as firm until the deposit has been received.  Unless otherwise specified, the deposit deadline is 2 weeks from booking, during which time the reservation is secured.  We reserve the right to cancel any reservation where the deposit request is not fullfilled within the alloted time frame.

  • Step 5

  • Confirmation of your Reservation

  • Immediately upon receipt of your deposit payment, you will receive a full booking confirmation by email.  The confirmation will include important arrival information, rental agreement, copy invoice and anything else of interest.

Please keep the confirmation information for your records.  The balance invoice will be due for settlement in Euro cash after arrival.

Approximately two weeks before arrival you will receive a further email asking you to confirm arrival times and any additional information such as registration details or essential apartment preferences.  Please keep watch on your inbox in case our message is thought of a spam! We appreciate your vigilance.

Should you need to cancel or change a reservation, please advise us a soon as possible.  In most cases bookings can be re-arranged to accommodate changing circumstances.

Deposit Payment Options

In order to secure a reservation a deposit will be payable at the time of booking.  The deposit acts as a measure of booking security for both guest and host and amounts to 50% of the base rental price (price for up to 2 people, excluding cleaning and taxes).  We can accept payment by IBAN, PayPal, online Card Payment and also through any number of online payment services such as Transferwise, TransferGo and Revolut.

We reserve the right to make an exception.  In certain circumstances such as a last minute booking, reservations may be secured without deposit.  Should this apply, the information would be made clear in our initial offer.

The best payment method varies according to the country of origin.  Charges may apply so do check with your chosen payment provider first.

IBAN

IBAN is a widely used, secure method of transferring money internationally between bank accounts.  For many the process is very straight forward and can be initiated through an online banking platform.  Alternatively transfers can be undertaken upon request at the payer's bank.  Some countries and banks charge for this service.  Accurate information on potential transfer charges incurred can only be obtained from your own bank.

To pay a deposit by IBAN, you would need our bank account information.  To avoid any confusion in the reservation process these details will be provided only after you advise us of your preferred payment method.  IBAN bank transfers take an average of 2 working days to complete.


Online Transfer

Transferwise, TransferGo and Revolut are just a few of the alternative online payment services available.  Their service provides the means to transfer funds to any IBAN account worldwide from a credit or debit card, or directly from your bank and in multiple currencies.  The exchange rates offered are accurate and the service fee can be up to 8 times less than that charged by the banks.  Not all currencies are supported.

PayPal

PayPal

PayPal is a trusted and widely used method of online payment.  To use PayPal you would first need to register for an account - a quick, easy and completely free online process.  How you use your PayPal account would be up to you and options vary according to country.  Add funds to create a PayPal balance with which to make payments, register a bank account or a credit/debit card from which you can send payments directly and securely.

If you advise us that you would like to pay through PayPal you will be sent an invoice by email through which you can initiate a payment.  PayPal payments are instant and both parties are notified during each step of the transfer.


Card Payments

To accept payment by Credit or Debit Card, we use the secure guest payment services provided by PayPal.  If you advise us that you would like to pay by card you will be sent an invoice by email.  Assuming that you do not have a PayPal account, when you click through the invoice payment prompt you will be given the option to either create a PayPal account or to pay by Credit or Debit Card.  To pay using a card you are essentially using PayPal as a guest and although you would not be using their account, you will still benefit from their secure payment services!

Online card payments through payPal are instant and both parties are notified during each step of the transfer.

PayPal and online Card Payments incur a 5% surcharge.

Regardless of the method used, the full deposit amount should be received.  If any additional charges are inurred in the receipt of the payment (such as international bank charges or hidden fees), the balance amount will be adjusted and reflected in the invoice.  Proof of the charge will naturally be provided.

The deposit is non-refundable.  In the event of a cancellation our terms and conditions will apply.  That said, all cancellation requests are considered on an individual basis, you are dealing with genuine people and not an automated service.  Should you need to make changes or cancel a reservation we will do everything possible to reach an agreeable and satisfactory solution.

Travel Insurance is a necessity for many travellers, particularly those undertaking adventurous activities and requiring an extra level of protection.  However full insurance packages can be costly and many holiday-makers still avoid the extra expense.

We can recommend a fair-priced solution in the form of the Europäische Reserversicherung.

The online company have an excellent range of packages available accompanied by a very reasonable tariff.  We particularly like the Cancellation-Only-Cover with a charge amounting to only 5% of the total amount you need to cover against cancellation.

Reservation Terms and Conditions

Should you need to cancel or make changes to your booking please let us know as soon as possible.  All requests are assessed on an individual basis.  In the case of most cancellations or booking alterations we can find an agreeable and satisfactory solution.

Covid Cancellation Exceptions

During 2020 and 2021 there have been serious travel restrictions imposed world-wide due to the circumstances caused by the Coronavirus. If you are unable to travel because of these restrictions and must therefore cancel your reservation, please rest assured that your deposit will be refunded to you.

For booking security we recommend always taking a level of insurance cover and in particular can recommend the policies provided by the Europäische Reiseversicherung. Their offers include cover for cancellation resulting from circumstances created by Covid.

Should you have to cancel for any other reason, our standard terms and conditions apply.

Cancellation Terms

When no other solution can be found, in the event of a cancellation the following charges will apply.  The cancellation fees are based on the standard occupancy of 2 people, regardless of the actual size of your travel group and excluding end cleaning or tourist tax charges.

  • Cancellation up to 8 weeks before arrival

  • 50% of the base apartment price.  Essentially the already completed deposit payment.


  • Cancellation 4 - 8 weeks before arrival

  • 75% of the base apartment price.


  • Cancellation less than 4 weeks before arrival

  • 100% of the base apartment price.

Friendly Solutions

In the event of a necessary cancellation, one solution would be to transfer/sell your vacation time to someone else. Friends or family for example, might be interested in taking over your booking. We would naturally need to have contact with the new family but in this manner the booking can be easily transferred and without incurring any cancellation fees.

Should you require a change of dates or an alteration to the length of stay then we would need only to confirm availability. However if you need to change the entire period of your booking and we do not have the opportunity to sell your original vacation time, the cancellation terms and conditions would apply.

If you have to cancel but do not know of anyone who would like to take over your booking please allow us to try and sell it for you. Immediately upon receipt of your cancellation request we would open the calendars and actively offer your vacation time to any other interested parties. If we are successful we will refund your deposit. If we are unsuccessful the cancellation terms and conditions would apply.

Depending upon the grounds for cancellation, we reserve the right to offer to set an already paid deposit against a future vacation of equal length. This is assessed on a case by case basis and any offers would be made clear by email.
