Summary and Expectations

As your hosts, we, the Verdoorn family, are generous and tolerant of all holiday activities and do not wish to impose unnecessary restrictions on your stay. However, in order to maintain the satisfaction and comfort of all guests and residents of Haus Bellevue, we would like to refer you to our General Terms and Conditions and House Rules, including the expectations and rules set out therein. A copy of this document is attached to every booking confirmation.


By making a reservation at Haus Bellevue, you accept these terms and conditions.


What you can expect from us as your hosts:

• Fast and friendly communication and answers to all questions

• Help and advice with holiday planning if needed

• Availability so that we can offer support and assistance during your stay

• A clean holiday apartment, fully equipped and well maintained

• Your privacy is respected and your wishes are taken into account


What is expected from you as our guest:

• Providing all required and requested information, including registration details, arrival and departure times, and contact information

• Confirming special requests before arrival, for example a baby cot or high chair, or garage space for bicycles

• Taking proper care of the accommodation and furnishings and keeping the apartment in good condition

• Reporting damage, breakages, and defective appliances

• Being considerate of the neighbours, the hosts, and the surrounding area

• Acknowledging and complying with our house rules

• Use of the house facilities, equipment, and appliances is at your own risk


Arrival and Departure Times

ARRIVAL

Approximately 2 weeks before arrival, we will contact you by email to request your registration and contact details and to confirm any special requests or desired changes.

We also ask you to inform us of your estimated arrival time and to contact us if you are delayed or if your travel plans change.

On the day of arrival, we are best reachable via SMS, iMessage, or WhatsApp. Outside the day of arrival, it is best to contact us by email.

We prefer to welcome our guests between 4:00 PM and 6:00 PM. If you expect to arrive later than 6:00 PM, please inform us in advance so that we can accommodate your request.

If we are able to allow an earlier arrival, for example before 4:00 PM, we will inform you by email.


DEPARTURE

On the day of departure, the apartment must be fully vacated no later than 10:00 AM.

If you depart between 9:00 AM and 10:00 AM, we would be happy to say goodbye in person.

If you leave before 9:00 AM, we will agree on a place where you can leave the key.

Departure after 10:00 AM is not possible.

Before your departure, please return all items and appliances to their original place in the apartment and report any damage, loss, breakage, or defects to us. Thank you very much.


Included in Your Booking

Additional costs such as water, electricity, and heating are included. Bed linen, shower towels, hand towels, tea towels, and bath mats are provided. Each guest receives their own shower towel and hand towel. In the kitchen, you will find a tea towel and a small hand towel for general use. If your stay is longer than one week, we will either provide double the number of towels or replace the full set weekly. Bed linen can also be changed weekly upon request.

To help you start your holiday comfortably, we provide a number of essential starter supplies. These include toilet paper, kitchen roll, dishwasher tablets, washing-up liquid, cleaning products, as well as a cleaning cloth and sponge. Once these initial supplies have been used, guests are expected to purchase any further items themselves. Please note: we do not provide condiments such as salt, pepper, sugar, vinegar, or oil, nor toiletries such as hand soap or shampoo.

The kitchens in each apartment are carefully equipped for self-catering. We offer a wide range of kitchen utensils, appliances, crockery, and cutlery. The kitchen inventory is labelled. This labelling enables us to carry out a quick inventory check at each guest changeover and ensures that the kitchen is fully equipped for the next guests.


Available Extras

LungauCard

After registration with the local tourism board, each guest of Haus Bellevue receives a free holiday card for the entire duration of their stay between 1 June and 31 October.

The LungauCard offers free admission or discounts for numerous mountain railways, excursions, outdoor activities, attractions, museums, wellness facilities, swimming pools, cable cars, and more throughout the Lungau region, as well as Katschberg.

In the low season, some attractions may not be available. The exact opening times, a list of partners, and current offers during your stay can best be found online at: www.lungau.at


SalzburgerLand Guest Mobility Ticket

Every overnight guest in the state of Salzburg receives their own public transport ticket. The Guest Mobility Ticket offers free use of all public transport within the state of Salzburg, including city transport, regional bus services, S-Bahn trains, regional and long-distance trains, and the Salzburg Verkehr Shuttle. Rules and Regulations

Final Cleaning

Final cleaning is charged separately from the rental price and is payable once per stay. The amount is fixed, regardless of the duration of the holiday. The final cleaning fee is mainly intended to cover the apartment changeover.

Payment of the final cleaning fee does not mean that the holiday apartment may be left in poor condition. Guests are required to return all items in the apartment to their proper place and report any damage or defects before departure.

Note: Damage is not covered by the final cleaning fee.


Local Taxes

Local taxes are determined by the authorities and are mandatory for every visitor aged 15 and over staying overnight in Austria.


No Smoking

Haus Bellevue offers non-smoking apartments and smoking is therefore not permitted inside the apartment. If you wish to smoke, you may do so outside the apartment, but please be considerate of the other residents of the house.

We would appreciate it if you would not leave cigarette or cigar butts around the house or in the garden. Please also do not leave cans used as ashtrays outside or in the flower beds — such containers can be blown away by the wind and pollute the garden and street. In addition, they look unpleasant. Instead, we are happy to provide you with an ashtray. Please request this before arrival, on arrival, or during your stay. Please empty the ashtray into the general waste bin.


Noise

Guests at Haus Bellevue can relax in an idyllic and peaceful environment. We kindly ask for your help in preserving this pleasant atmosphere.

As your hosts, we are generous and tolerant of all holiday activities. However, Haus Bellevue is fundamentally a family-friendly house, and we value peace and privacy. We ask all guests to be considerate of other residents, your hosts, and the neighbourhood so that all guests may enjoy a pleasant stay.


Music and Noise

Unfortunately, sound travels easily through the building and surrounding area. To ensure that other residents of the house are not disturbed by your music, we kindly ask you to keep your music at a moderate level.

In general, and especially for our youngest guests (as well as your hosts), whose sleep begins earlier, music and noise — both inside the apartment and outside — should be reduced after 8:00 PM. Loud music is not tolerated at any time in the apartment or around the house, and we thank you for your understanding and consideration.


Outdoor Area

Many guests, residents, and neighbours enjoy spending evenings outdoors and appreciating the peaceful surroundings. Please bear in mind that if you spend a noisy evening in the outdoor area, you may disturb the enjoyment of other holidaymakers.

This consideration also applies during the daytime, for example when others are eating outside or relaxing quietly in the sun. Noise is more acceptable during the day than in the evening, but in all cases we ask you and your children to preserve the enjoyment of others.


Waste

Please do not throw rubbish in the garden, car park, on the pavements, or in the street, including cans, sweet wrappers, chewing gum, cigarette ends, and cigar butts. Waste must be placed in the correct bins; cigarettes and cigars in ashtrays.

Please also do not leave rubbish bags, cans, or other objects in the flower beds or plant pots.


Keys and Key Safes

Upon arrival, you will receive a set of keys for the apartment entrance. If necessary, we can provide a second set.

Next to the apartment entrance, you will find a separate key for the ski room. Please keep your keys safe and do not lose them.

Important: Please do not take the large ski room key outside; leave it hanging inside the apartment.

All keys must be returned at the end of your stay. Lost keys will be charged from €25 per key.

A key safe is available for your use and is located next to the entrance. The code can be found in the information folder.


Garden, Grounds, Children’s Playground

To ensure the satisfaction, comfort, and well-being of all guests and residents, we kindly ask you to observe the following garden rules:

The fenced areas are clearly marked and recognisable. With the exception of the children’s playground, all fenced areas are for the private use of residents and other guests.

Except when entering or leaving, please keep all gates closed at all times.

Treat the equipment and furnishings with care and only use them for their intended purpose. For example, please return sun loungers, cushions, or barbecue utensils after use.

Parents are responsible for their children. We cannot accept responsibility for accidents or injuries caused by misuse of the playground.

Please be mindful of flower beds, pots, plants, garden ornaments, solar lighting, and security cameras.

The boundary stones in the garden and flower beds must not be used as children’s toys.

At the edge of the parking area there is a row of trees, and there is an irrigation system in the flower bed. Please do not enter this area or use it as access to the garden.


Booking Conditions

Payment Terms

The reservation becomes final upon receipt of a 50% deposit. The deposit consists of 50% of the base price (accommodation costs, excluding final cleaning and tourist tax).

The remaining balance must be paid by bank transfer no later than 14 days before arrival, or in cash upon arrival.

In the event of non-payment, we reserve the right to cancel the reservation.


Liability

Your stay and use of our facilities are at your own risk. Haus Bellevue is not liable for loss, damage, or accidents during your stay.


Maximum Number of Guests

The apartment may only be used by the number of persons stated in the reservation.


Pet Policy

Pets are generally not allowed, unless an exception has been agreed in personal contact.


Force Majeure

In the event of force majeure (such as natural disasters, government measures, or disruptions beyond our control), we cannot be held liable.


Use of the Apartment

• No parties allowed

• No commercial activities allowed

• Recreational use only


Internet/WiFi

WiFi is offered free of charge, but we cannot guarantee speed or availability.


Governing Law

All agreements are subject to Austrian law.


Cancellation Policy

If you wish to cancel or amend a reservation, please contact us as soon as possible. Every cancellation will be considered individually. If no solution can be found, the following charges will apply in the event of cancellation:

Base price = rental price for 2 persons, excluding extra guests, final cleaning, and tourist tax

• Cancellation more than 8 weeks before arrival: 50% of the base price (deposit only)

• Cancellation 4 to 8 weeks before arrival: 75% of the base price

• Cancellation less than 4 weeks before arrival: 100% of the base price


Damage, Defects and Loss

No security deposit is required when booking Haus Bellevue; instead, we value honesty and try to build a relationship of trust with our guests.

Accidents happen. Usually, this involves a broken glass, cup, or plate, often caused by the dishwasher. Such unexpected breakages will generally not be charged. However, please always inform us so that we can replace the item and maintain the quality of the holiday apartment and its equipment.

Breakage, damage, or loss caused by negligence on your part must be reported. Each case will be considered individually and may be charged for repair or replacement.

Please also report spilled liquids or possible discolouration of furnishings so that we can limit the impact. In most cases, carpets, furniture, walls, laundry, etc. can be cleaned quickly and successfully saved.

We are responsible for defects in furnishings or appliances in the apartment. Please report the problem in good time and we will arrange prompt repair or replacement.

Please note that if damage, defects, or loss are not reported, the problem may be passed on to the next guest. At each changeover, we try to carry out a full inventory of the equipment and check the functioning of each item. However, there is limited time between departure and arrival, which means that some issues may be missed or not resolved in time. A warning from you helps us maintain a better standard of accommodation. We thank you for your understanding and cooperation.
