Reservation Terms and Conditions

As a private holiday rental we follow a strict booking and cancellation policy.  Should you need to cancel of make changes to your booking please let us know as soon as possible.  All cancellation requests are considered on an individual basis.  The booking terms provide protection for both guest and host and encourage a level of commitement to the reservation.  However, in the case of most cancellations or alterations we can find an agreeable and satisfactory solution without having to effect any cancellation fees.

Occassionally however there is no immediate solution available, particularly in the event of unforseen circumstances resulting in last minute cancellations. So -  protect yourself and take out some Travel Insurance!  Perhaps consider at least securing your reservation with a basic level of Cancellation Insurance. Keep scrolling for more information...

Cancellation Fees

When no other solution can be found, in the event of a cancellation the following charges will apply:

  • Cancellation up to 8 weeks before arrival

  • 50% of the base apartment price.  Essentially just the non-refundable deposit.


  • Cancellation 4 - 8 weeks before arrival

  • 75% of the base apartment price.


  • Cancellation less than 4 weeks before arrival

  • 100% of the base apartment price.

Friendly Solutions

The best solution to any cancellation would be to sell your vacation time to someone else. As an example, you might have friends or family who would be interested in taking over your booking. We can support this! We would naturally need to have contact with the new family so that we can confirm the details, assess guest numbers, etc. In this manner the booking contract can be easily transfered.

It may be that you only require a change of dates or an alteration to your length of stay. Essentially a simple confirmation of availability. However if you need to change the entire period of your booking and we do not have the opportunity to sell your original vacation time this would be covered by our cancellation terms and fees would apply.

If you have to cancel but do not know of anyone who would like to take your booking you can let us sell it for you! Immediately upon receipt of your cancellation request we can open the calendars and actively offer your vacation time to any other interested parties. If we are successfull we will refund your deposit. If we are unsuccessfull cancellation terms and subsequent charges would apply.

Depending upon the grounds for cancellation, we reserve the right to offer to set an already paid deposit against a future vacation of equal length. This is assessed on a case by case basis and any offers would be made clear by email.

Protect your Reservation!

Travel Insurance is a necessity for many travellers, particularly those undertaking adventurous activities and requiring an extra level of protection "just in case".  However full insurance packages can be costly and many holiday-makers still avoid the extra expense.

We can recommend a fairly priced solution in the form of the Europäische Reserversicherung.

The online company have an excellent range of packages available accompanied by a very reasonable tariff.  We particularly like the Cancellation-Only-Cover with a charge amounting to only 5% of the total amount you need to cover against cancellation.  Winter Sports cover is also on offer and the company specialise in Austria.  For more information visit: www.europaeische.at
